1.2 hectare lot in the Zona Marítimo Terrestre or ZMT (Maritime Land Zone).

This is a unique lot, one of the last with these characteristics that can be developed in this area. Sea views, right on the beach, central yet private, with public access, 2 km from the new Santa Teresa airport and with enough area to develop a larger complex.

The property is currently developed with 3 large and beautiful cottages (one is made of tropical hardwood). The garden has many trees and palms planted in the last 30 years and is visited by all kinds of wildlife, from monkeys to toucans and parrots.

The buyer will receive the “residential use right”, which legally allows to live on the land and houses on the beach (ZMT). This means that the buyer can own the land and the existing buildings, but may not construct any additional buildings until the Concesión is completed, while the existing houses can be remodeled and altered at will.

All access roads, water systems and soil integrity are in perfect condition, there are already many prepared level areas and 100% of the property may be built on with the Concesión.

The Concesion is 80% complete (submission to the Municipality, approval of the land by the inspectors of the Costa Rican Minister of Health, approval of the existing houses according to the standards of the Costa Rican Tourism Institute (ICT)).

Currently, the concession is being held in abeyance to allow a potential buyer to choose what and when to develop. In the meantime, the property remains under residential use rights.

The regulatory plan for the area designates the property as a “mixed zone” with tourist facilities (small stores for rent, restaurants, offices, swimming pools, etc.) and a low-density hotel zone (cabinas, vacation homes, studios, etc.). So, these are the types of buildings that can be built in the future, if the project is presented to the municipality. It is conceivable that in the upper part of the village there will be a vacation home complex and in the lower part a bar and restaurant complex.

The three existing cottages are currently rented and generate 5000 USD per month.
